Bed Bug Inspection in Scarborough

A bed bug inspection in Scarborough costs nothing with us. A technician from our service partner, Insectica Pest Control, checks the bed, the furniture and the baseboards room by room, confirms whether you actually have bed bugs, and maps how far they have spread before anyone quotes you a treatment. If the answer is no, you owe nothing and you get a plain explanation of what you found instead.

That order matters. Most people who call about bed bugs have seen bites or a single bug and want it gone today, which is fair, but the price of the fix depends entirely on what the inspection finds. One bedroom caught early and a unit where bugs have reached the couch and the wall outlets are different jobs at different prices. We would rather look first than guess. When you are ready for the fix itself, our bed bug exterminator in Scarborough page covers treatment in full.

What a bed bug inspection actually checks

A proper inspection is a hands-on search of the places bed bugs hide during the day, starting where people sleep and working outward. Health Canada describes adults as up to 10 mm long, flat and oval, brown until they feed and darker red after, with young bugs about 1.5 mm and white eggs about one millimetre long that are almost impossible to see on most surfaces (Health Canada, "Bedbugs: what are they?"). A flat bug that small hides in seams and cracks, so the inspection goes to the seams and cracks.

In each sleeping room the technician checks:

  1. The mattress and box spring. Piping, tufts, labels, the underside of the box spring and the corners of the frame, where clusters usually start.
  2. The headboard and bed frame. Screw holes, joints and the gap between the headboard and the wall.
  3. Night tables and dressers. Drawer runners and the back panels, the spots closest to a sleeping person.
  4. Baseboards, outlets and picture frames. Health Canada lists electrical outlets, the space behind picture frames and loose wallpaper among the places bed bugs fit.
  5. The couch and any upholstered chair. In a small apartment where someone sleeps on the sofa, this is often where the problem started.

What we are looking for is evidence, not a feeling: live or dead bugs, shed skins, the black or brown spotting they leave on fabric, and the tiny white eggs. Health Canada names the same signs and tells you to check on, under and beside beds, couches and upholstered furniture (Health Canada, "Bedbugs: how do I prevent an infestation?").

Why bites alone do not prove you have bed bugs

Bites are the reason most Scarborough calls start, and they are the weakest evidence of all. People react differently, some do not react at all, and Health Canada notes a bite can take as long as 14 days to appear, which means the bites you see today may not line up with where or when you picked them up. Mosquito bites, carpet beetle larvae, other insects and plain skin irritation can all look similar.

That is the single best reason to get an inspection before paying for treatment. A treatment bought on bites alone is a guess with a price tag. If the inspection finds no bed bugs, you have saved the cost of a treatment you did not need. If it finds them, you know which rooms are involved, and that is what sets the price.

What happens after the inspection: three outcomes

Every inspection ends with one of three answers, and each one leads somewhere different. These are the same published ranges you will find on our pest control cost page for Scarborough.

What the inspection finds What we recommend What it costs
No bed bugs Nothing to treat; we explain what else could be causing it Free
Bed bugs in one room or one bed, caught early Conventional treatment, two to three visits about two weeks apart $300 to $1,200 per room
Bed bugs spread through the unit, or a cluttered space Whole-home heat in a single day, or conventional across every room $2,000 to $4,000 or more for heat

No bed bugs. You pay nothing. If something else is biting, we tell you what the evidence points to and which of our other services fits, if any.

Caught early. Most Scarborough cases land here: one bedroom, a mattress and frame, maybe a night table. Conventional treatment with PMRA-registered products is the cheaper path, and its residual keeps working as eggs hatch, which matters because Health Canada puts egg hatch at 6 to 17 days.

Spread or cluttered. When bugs have reached the couch, the closets and the baseboards of several rooms, or the space is hard to reach with product, bed bug heat treatment in Scarborough clears every life stage in one day. It costs more and leaves no protection behind once the unit cools, so we only recommend it when the inspection shows it is the better fit.

Bed bug inspection in a Scarborough apartment tower

A large share of Scarborough rents in the 1960s and 1970s towers along Kingston Road, Eglinton Avenue East, Lawrence Avenue East and Markham Road. In those buildings an inspection of one unit tells only part of the story, because bed bugs move unit to unit through wall voids, pipe chases and shared framing. When we inspect a tower unit, we note which walls the activity is closest to, because that tells you and your landlord whether the neighbouring units need checking too.

If you rent in a building with three or more storeys and 10 or more units, it falls under the City's RentSafeTO program (City of Toronto, RentSafeTO for tenants). The City's guide for building owners sets out what that means for pests (RentSafeTO Building Owner Handbook):

  • A pest complaint must be inspected within 72 hours. If you file a written service request about bed bugs, the clock starts.
  • Common areas must be inspected at least once every 30 days.
  • Where pests are found, the owner must hire a pest management operator licensed by the Ministry of the Environment and act to stop the spread into other parts of the building.
  • An owner cannot rent a unit to a new tenant while aware of pests in it, and must make pest inspection and treatment records available to tenants and prospective tenants.

We pulled the City's RentSafeTO evaluations for 795 Scarborough apartment buildings for our Scarborough apartment pest report. About 7% showed common-area pest evidence at their last evaluation, and about 7% were not keeping an adequate pest-control log, with the flagged buildings concentrated in the older towers. Those scores cover hallways, garbage rooms and laundry rooms, not the inside of units, so a clean building score does not rule out bed bugs in yours. It does tell you whether your landlord is keeping the records the bylaw requires.

Who pays for a bed bug inspection if you rent?

Scarborough is part of the City of Toronto, so the same rules apply here as anywhere in the city. Toronto's property standards bylaw requires that "all properties shall at all times be kept free of pests," and its definition of a pest names bedbugs outright (Toronto Municipal Code, Chapter 629, s. 629-9 and the definitions in s. 629-1). Under Ontario's Residential Tenancies Act, s. 20, the landlord is responsible for keeping the unit in a good state of repair and fit for habitation.

In practice that means a tenant should report bed bugs to the landlord in writing first, keep a copy, and let the landlord arrange the inspection and treatment. Our landlord and tenant pest control guide for Ontario walks through the escalation if nothing happens, including 311 and the Landlord and Tenant Board. If you want an independent answer on whether it is bed bugs before you file, our inspection is free, and a written description of what was found gives your request something concrete to point to.

Landlords and property managers with more than one unit involved can book a building inspection through our condo and apartment pest control service, which is set up for checking neighbouring units in the same visit.

Bed bug inspection in a Scarborough house

Bed bugs are not only an apartment problem. In the postwar bungalows and back-splits of Wexford, Bendale, Birch Cliff and Cliffside, the common routes in are a used mattress or couch, luggage after a trip, a guest's bag, or a basement tenant whose unit shares the house. A detached house has no neighbour's wall for bugs to come through, which makes the source easier to trace and the treatment more likely to hold.

Two situations come up often in Scarborough houses:

  • A basement apartment and the main floor. Bugs found downstairs can reach upstairs through ductwork and gaps around pipes. We check both levels when both are occupied, and tell you plainly if one is clear.
  • Second-hand furniture. If you have just brought home a used bed frame, dresser or sofa from a Kijiji listing or a curb in Agincourt, an inspection before it goes into a bedroom is cheaper than any treatment.

How to get ready for the inspection

Leave things as they are. The inspection only works if the evidence is still where the bugs left it.

  1. Do not spray store-bought pesticide. Repellent aerosols push bed bugs deeper into walls and into neighbouring units, and they make the inspection harder to read.
  2. Do not move the mattress or sleep in another room yet. Bugs follow people, and a new room means a second room to treat.
  3. Do not throw out the mattress. Carrying an infested mattress through hallways and elevators spreads bugs, and most mattresses can be treated.
  4. Keep any bug you catch. Press it onto clear tape or seal it in a small bag. A sample is the fastest confirmation there is.
  5. Note when and where the bites happened. Which bed, which nights. It helps the technician decide where to start.

Bed bugs can live for weeks and up to a year and a half without feeding, according to Health Canada, so leaving a unit empty for a few days does not starve them out. An inspection and a plan does.

Common questions

How much does a bed bug inspection cost in Scarborough?

Our bed bug inspection is free. You pay only if you go ahead with a treatment, and the treatment price comes from our published ranges: $300 to $1,200 per room for conventional treatment, or $2,000 to $4,000 or more for whole-home heat.

How do I know if I need a bed bug inspection?

Book one if you have found a bug you cannot identify, have bites that keep appearing after sleeping, see black or brown spotting on the mattress or sheets, or a neighbour in your building has reported bed bugs. Bites alone do not confirm it, which is exactly why the inspection comes before treatment.

What does a bed bug inspector look for?

Live or dead bugs, shed skins, black or brown spotting from droppings, and white eggs about one millimetre long. The search starts at the mattress seams, box spring and bed frame, then moves to night tables, baseboards, outlets, picture frames and upholstered furniture.

Will my landlord pay for a bed bug inspection in Scarborough?

In most cases, yes. Scarborough is in the City of Toronto, where the property standards bylaw requires properties to be kept free of pests and names bedbugs, and Ontario's Residential Tenancies Act makes the landlord responsible for keeping the unit fit to live in. Report it in writing first. In a RentSafeTO building, a pest complaint must be inspected within 72 hours.

Can I inspect for bed bugs myself?

You can do a first check. Strip the bed and look along the mattress seams, the box spring and the frame joints with a flashlight, and sweep the point of an old plastic card cut into a triangle along the seams and cracks, a method Health Canada suggests. A professional inspection goes further into outlets, baseboards and furniture and tells you how far the bugs have spread, which a self-check usually cannot.

What happens if the inspection finds no bed bugs?

You pay nothing. We tell you what the evidence points to instead, whether that is another insect, such as carpet beetle larvae, or nothing pest-related at all.

Should I throw out my mattress before the inspection?

No. Carrying an infested mattress through a hallway or elevator spreads bugs to other units, and most mattresses can be treated. Leave it in place so the inspection can read the evidence on it.
